Finding The Actual Entry Point
On a low-slope roof, water enters at one place and travels across insulation until it finds a deck seam to drip through. The interior stain can be thirty feet from the breach. This is why patching under the stain is the most common wasted repair in commercial roofing.
How we actually locate it:
- Visual survey of seams, terminations, penetrations and drains
- Moisture probing and core samples to map how far saturation has spread
- Infrared scanning on larger decks, where wet insulation retains heat and shows up after sundown
- Water testing in sections when the entry point is not obvious
Only then does anyone talk about repair scope. A quote issued before this work is a guess.

Standing water accelerates membrane breakdown, grows biological material that holds moisture against the surface, and adds real structural load — water weighs about five pounds per square foot per inch of depth. Most manufacturers also void warranty coverage for water standing more than 48 hours after rain.
Can you repair a flat roof in winter?
Generally yes in Atlanta. Some adhesives and coatings have minimum application temperatures, and heat-welded TPO seams need dry, clean surfaces. We schedule around those constraints rather than applying material outside its spec.
Should I repair my flat roof or replace it?
