How long does a commercial roof replacement take?
It depends on square footage and whether the building stays occupied. A 20,000 square foot single-ply replacement typically runs one to two weeks in good weather. We phase work by section so tenants keep operating and no area is left open overnight.
Should I replace my commercial roof or restore it with a coating?
If the membrane is intact and the insulation underneath is dry, a restoration coating can add ten to fifteen years for a fraction of replacement cost. If moisture has entered the insulation layer, coating over it traps the problem and you pay twice. A core sample or infrared scan settles the question — guessing does not.
What is the difference between TPO and EPDM?
TPO is a white, heat-welded thermoplastic membrane with high reflectivity — the usual choice in Atlanta where cooling load matters and, increasingly, where the cool roof ordinance applies.
